Nearby Natural Amenities and Recreation
The Cross Florida Greenway, the Silver and Ocklawaha Rivers, and the Ocala National Forest are very popular outdoor recreation destinations. The Silver River, which obtains its crystal clear waters from nearby Silver Springs, one of the largest freshwater springs in the world, flows into the Ocklawaha River just a few hundred yards northwest of the resort property. Nearby recreation activities include fishing, boating, canoeing, kayaking, horseback riding, hunting, hiking, spring and lake swimming, bicycling, bird-watching, primitive camping and off-roading.

Access From Interstate 75 and 95
The River Creek RV and Resort site is conveniently located just east of Ocala/Silver Springs and approximately 10 miles east of Interstate 75 on State Road 40. SR40 is a major east-west corridor traveling directly through the Ocala National Forest that connects the east coast of Florida at Ormond Beach/Daytona with the west coast and the Gulf of Mexico. Interstate 95 is approximately 50 miles east of the site. Daytona Beach and the Atlantic Ocean is only an hour drive away directly through the national forest.

Nearby Shopping, Food, and Medical Services
This site is very close to shopping and existing food service. There is a Super WalMart, Beall’s Department Store, Lowes, along with numerous restaurants (Outback Steakhouse, Bob Evans, Burger King, Steak and Shake, Pronto’s Pizza, A &W, Kentucky Fried Chicken, and a Chili’s under development) along State Road 40 approximately four to five miles west of the property. Kmart, Publix, regional banks, and other retailers are within 10 to 15 minutes drive as well. Hospitals and medical clinics are located in Ocala within a 15-20 minutes drive from the subject property.

Silver Springs Attraction Annual Passes
World Famous Silver Springs “Nature Theme Park” is just five minutes from the resort site. Each River Creek RV and Resort site owner will receive an annual pass which shall entitle holder to visit Silver Springs on an unlimited basis each year. Silver Springs Entertainment Series provide top name music concerts and special events throughout the year. Other activities at the park include river cruises, fountain and water shows as well as animal and bird shows. Silver Springs also offers a variety of refreshment choices and shopping concessions for visitors.

Natural Creeks
The natural contours of the land have created several creeks running through the property flowing towards the river. Thus the name “River creek”. These creeks along with the sensitive natural landscaping allow for privacy and provide excellent sites for recreational vehicles, vacation cabins, and park models.

Natural Conservation
The property has over 3000 feet of frontage on the Marjorie Harris Carr Cross Florida Greenway. Lands that are adjacent to the Marjorie Harris Carr Cross Florida Greenway are in high demand. Property owners that have land adjacent to the Greenway recognize that the greenways land will remain un-developed forever as natural conservation areas.

Protected Inland Site
The property is in the center part of the State of Florida which is identified as one of the safest parts of the state of Florida relating to the past and any future hurricane impacts. The property is not in a flood prone area and is classified as Zone C by the FEMA Flood Maps. Flood Insurance purchase is not required in this zone.

Site Sizes, Utilities, and Individual Site Amenities
Each site will be Big Rig Friendly and shall range from 40 to 50 feet in width to 70 to 90 feet in length. Pull thru sites and back in sites will be mixed throughout the resort. Gated Entry for security. Propane and dump station provided in convenient location at the resort. A public water well and private package sewer plant will provide hook up services at each site. Each site shall have enhanced and level concrete pad, 50 to 100 amp electrical connection, water, sewer, cable TV hook up, telephone, and a storage cottage footprint for storage shed. Sheds may be purchased at time of original purchase from the developer or later date.

Vacation Home Park Models
Each site shall be Vacation Home-Park Model ready in the event purchaser wants to purchase a park model vacation home to place on site. Park model units will be available to purchase from River creek at time of contract or at a later date.

Florida Style Owners Lodge
The owners lodge is planned with a Florida style theme to relate to the areas natural amenities and landscape. The lodge will be situated on the banks of the primary creek running through the property to the Ocklawaha River. The approximate size of the facility totals 10,000 sf with attached buildings housing various recreational activities. Two additional recreation pavilions… with Swimming Pool, Beautiful Bathroom/Shower Facilities, Laundry Facilities, open patio areas overlooking the pool area.

Hello and Happy 2008 from the RiverCreek RV Resort development staff.

Please let this message serve to update our reservation holders and other interested parties on the status of RiverCreek RV Resort.

Development plans for RiverCreek RV Resort are moving forward although it is taking considerably much more time than we projected. After receiving local approval from Marion County to develop the site, we began the development permitting process from plans submitted to the county.

We are continuing to proceed through the planning, design, and permitting process and have received several important permits such as our special use permit for development of the waste water and public supply system. We have received our public supply well permit and have drilled and installed two freshwater wells. We have received consumptive use permits for water from the water management district. We have completed the required traffic studies; received approved determinations identifying the wetlands on site; completed the required wildlife and vegetation studies; we have submitted all detailed engineering and construction plans to Marion County officials and to the other state agencies and are diligently working through the permitting process.

Besides the "normal" development issues that developer's face in Florida today, the RiverCreek site has proven to be a bit more challenging since we are situated between a national forest and a state park and greenways corridor....not to mention that we have several creeks running through our property towards the adjacent Ocklawaha and Silver Rivers.....which, by the way, have been under very close scrutiny by the state agencies due to envrionmental restoration projects all along the Ocklawaha River Basin.

We are behind on our initial timetable for development and are now anticipating receiving all required permits by June 2008. Hopefully we will have the resort ready for occupancy late 2008 for the winter season next year.

We appreciate your patience and understanding and hope that you will continue to have an interest in becoming an owner at RiverCreek. We apologize for any inconvenience of not having the resort ready for occupancy as originally planned but we take comfort in the saying "Good Things Come to Those Who Wait"!
